14/00647/FUL

46A Merrial Street, Newcastle

The Working Party thinks that the gates should be timber or a much better design which reflects the features of the building or its surroundings.  It was also felt that solid timber gates would provide greater security when the office was closed.  No objections were raised to the change of use.

57-58 Ironmarket, Newcastle

No objections for temporary signs providing strict timings can be specified for removal after the events but objects to any permanent structures remaining in situ against this significant wall in between events.

The Working Party raised the issues over human remains and requirements for correct archaeological procedures.  They had a query over the hatched (?) grassed area by the Unitarian church which was not clear.  They welcomed the separation of the parking area from other landscape features.

The Working Party recommends an independent historic assessment of the significance of the side extension which is proposed to be demolished as there is not enough information to make an informed judgement.  They also object to the orientation of the proposed garage which does not reflect the street pattern along Sidmouth Avenue.  The dormer window is inappropriate and should be deleted from the design.  The Working Party supports the house design of the new houses fronting Gower Street as the right approach creating interesting active frontage which will enhance the quality of the built environment on this street.  They support the removal of the fence and erection railings and hedge.

The Working Party is happy with the principle of this extension but feels that the drawings’ lack attention to detail and will need conditioning to ensure it will be sympathetic.

No objections.

The Working Party full supports this application but wants to ensure that proposals accord with the draft Shopfront design guide.

Urgent Business

To consider any business which is urgent within the meaning of Section 100B(4) of the Local Government Act, 1972.

Minutes:

The Working Party considered revised plans for 15/00498/FUL and felt the revisions created a fussy appearance and that it was not an improvement on the previous plan which was simpler.  They also preferred that the ground floor treatment of the link was in a blue brick rather than a grey render.

Resolved:              That the comments be noted
